What is Damp and Mould?
Damp occurs when moisture builds up inside a property. This can happen due to condensation, leaks, or poor ventilation. Over time, this moisture can lead to mould growth, which may appear as black, green, or white patches on walls, ceilings, or around windows.
Mould can have a serious impact on health, particularly for people with respiratory conditions, allergies, or weakened immune systems. It can also cause long-term damage to the property if left untreated. Recognising signs of damp and mould early and reporting them promptly is essential to prevent further problems.
Common Causes
There are several common causes of damp and mould in homes. Condensation often develops when warm, moist air comes into contact with cooler surfaces, such as windows or walls, especially in kitchens and bathrooms. Leaks from plumbing, roofs, or windows can also allow water to enter the property, creating damp patches. In older buildings, rising damp from the ground may contribute, while poor airflow, blocked vents, or covering heaters can make the problem worse by restricting circulation.
What Residents Can Do
Residents can help reduce the risk of damp and mould by taking simple steps:
- Use extractor fans or open windows when cooking, showering, or bathing
- Ventilate rooms regularly to improve airflow
- Report leaks or maintenance issues as soon as they occur
- Avoid covering radiators, heaters, or vents, which can trap moisture

Reporting Damp and Mould
If you notice signs of damp or mould in your home, please report it as soon as possible. You can do this using our Repairs Form. For urgent cases, such as severe leaks or widespread mould that may affect health, please telephone us immediately and follow up using the online form.
Our maintenance team will assess the issue, carry out repairs where necessary, and provide guidance on preventing future damp or mould. All reports are logged, tracked, and handled promptly to ensure homes remain safe and comfortable.
Our Approach
We cannot cure condensation mould, but we can help our residents manage it, improve the quality of their home, and ensure the property is free from damp where possible. Our approach focuses on:
- Providing consistent advice across all contact points, from call handlers to housing staff, technical surveyors, and tradespeople
- Ensuring that all technical documents and staff training use clear and consistent language
- Supporting residents to take steps to reduce condensation and maintain a healthy home environment

- Using collected data to inform our Damp and Condensation Mould Strategy, which seeks to implement proactive interventions to prevent future problems
